The Site

The site that Hartland Village now occupies had since 1946 been home to the National Gas Turbine Testing establishment where Concorde’s jet engines were developed. Owned by the Ministry of Defence, the site was decommissioned in 2000. This brownfield site lay dormant and underutilised.

In 2016 St Edward undertook an extensive community engagement programme with Hart District Council, the community and local groups to develop the masterplan.  Outline planning permission was granted in July 2018 for a vibrant mixed-use community of 1,500 homes.

Detailed planning permission was approved for Phase 1 in July 2018 that will deliver 181 dwellings. Phase 2 achieved planning consent in May 2021 for 131 units. Both phases are under construction, with the first residents occupying in May 2020. 

Following multiple pre-application meetings with Hart District Council and an extensive consultation process with residents and local interest groups, Phase 3 of the development achieved reserved matters consent in April 2022. This phase will form the beating heart of Hartland Village; it includes the Village Centre, which is designed to carter for the needs of residents and the wider community alike offering both community and flexible commercial space. The phase incorporates bespoke architecture and individually designed homes emphasising sustainable credentials with EV charging, Air Source Heat Pumps and a series of beautiful biodiverse green spaces to promote a walkable neighbourhood prioritising cycle and pedestrian movements.
